Our villages operate under a loan lease or loan licence agreement which gives you the exclusive right to occupy the premises without having to legally own the property. Our flexible arrangements save you from paying stamp duty or any other additional taxes.
While you live at one of our properties, you’ll pay the village fortnightly maintenance fees which cover all of these items:
· Maintenance of your unit internally and externally
· Land and water rates
· Building insurance
· Maintenance of common areas
· Rubbish removal
· Emergency call button
· Staff wages
When you first enter your new home you will be asked to pay an in-going contribution which secures you the right to live in the village. This fee will be partly refunded to you once you leave the village. Your refund is calculated from the date of entry and then deducted from the in-going contribution at the time of refund. You are entitled to receive a refund of at least 70% of the in-going contribution, irrespective of the length of your stay. When you leave the village, you won’t be responsible for “selling” your unit – we take care of all the administrative work for you.
